Resort Requirements:

The minimum rental age requirements for the responsible party is twenty-five (25) years of age.  The responsible party must be present at the time of check-in and present in the unit throughout the duration of the stay. Guest must provide proper proof of age by way of a valid Driver's License or valid Passport and a valid credit card in their name.  

There is a 3 night minimum stay. Rates are listed per night. Please add a onetime departure cleaning charge of  $80.00+ tax, (1 bedroom), $95.00+ tax (2 bedroom) or $125.00+tax (3 bedroom) to each reservation.

A one bedroom suite can accommodate a maximum of 4 persons.
A two bedroom suite can accommodate a maximum of 6 persons.
A three bedroom suite can accommodate a maximum of 8 persons.

When completing the occupancy section of the reservation, please note that a child is anyone from 1 day old to 18 years of age, and an adult is anyone over the age of 18.


Deposit & Cancellation Policy:

A Stay of 13 nights or less: A $300.00 deposit is due at time of reservation.  Deposits for arrival dates December 1st thru April 30th are NONREFUNDABLE if a reservation is cancelled at anytime.  Arrival dates of May 1st thru November 30th will receive a cancellation refund ONLY IF the reservation is cancelled more than 90 days prior to scheduled arrival, less a $50 cancellation fee.  The remaining balance is due 30 days PRIOR to arrival date with no refund for early departure, which will be automatically processed with the card on file. Changes: No changes may be made within 90 days of arrival. Adding additional days are subject to availability. Changing units is considered a cancellation and all cancellation policies apply.

A Stay of 14 nights or more: A $500.00 deposit is due at time of reservation. The amount equal to 50% of the total rent is due 90 days prior to arrival and is nonrefundable.  Arrival dates December 1st thru April 30th are NONREFUNDABLE if a reservation is cancelled at anytime. Arrival dates May 1st thru November 30th may receive a cancellation refund ONLY IF the reservation is canceled more than 90 days prior to scheduled arrival, less a $50 cancellation fee. If canceled within 90 days of arrival, all monies received will be forfeited. The remaining balance is due 30 days PRIOR to arrival with no refund for early departure. Changes: No changes may be made within 90 days of arrival. Adding additional days are subject to availability. Changing units is considered a cancellation and all cancellation policies apply.

In the event of a hurricane; Only under mandatory evacuations, deposits are fully refundable. We highly recommend Trip Insurance. 


Check-In Information:

Check-in time is 3:00 pm. Check-out time is 10:00 am. The Palm Bay Office is open daily from 9:00 am until 5:00 pm. Security is available after hours for late arrivals and emergencies. There is NO security for late check ins between the hours of 5:00 am to 8:00 am daily. Check-in time is subject to change during peak seasons.

 

After hours check-in procedures:

For those guests arriving after 5 pm, please pick up the Security Phone to the left of our front door, which will connect to our security guard on duty.  The security guard will then sign you in and provide the keys to access the condo.  Note: there is NO security for late check ins between the hours of 5:00 am to 8:00 am.  


The Resort Provides:

Kitchen linens, bed linens, bath towels, beach towels, trash liners, hairdryers, and a starter pack for 1 pot of coffee & condiments for the coffee only, along with a 3 ounce bottle of dish detergent, and 1 load worth of dishwasher detergent.

We also provide complimentary facial tissue, and toilet paper.

Items to Bring:

Coffee, Coffee Filters, Paper Towels, Dishwasher Detergent, Dish Detergent, Soap, Shampoo, Conditioner, Salt and Pepper

Maid Services:

For guests staying eight nights or more, there is 1 maid service provided for every 8 nights. For your convenience, there are laundry rooms available for guest use throughout the property. Laundry cards are available at the front desk. Daily towel service is not provided.


General Policies:

Pets are not permitted on property. Exceptions are made for Service Assistance Pets.

Each unit is allowed parking for ONE vehicle only. Parking passes are issued at the time of check-in. Visitor parking may be available and guests must register with front desk. Visitor Passes are NOT available during Spring Break Weeks and Holiday Weeks. Towing is strictly enforced.

Boat Docks Available For Daily Rental of $25 Per Day.  Our docks can only accommodate boats that are 21 feet in length or smaller.  Please contact the office directly for an application. Must provide proof of registration & liability insurance 2 weeks prior to check-in.

Boats, Jet Skis, Motor Homes, Trailers, Motorcycles, Golf Carts, or Commercial Vehicles are NOT allowed to be parked in the Palm Bay Club parking lots.

During the period of May 1 through November 15, owners maybe remodeling their units.  Work is only permitted from 9 am to 5 pm Monday thru Friday.

 


Spring Break:

During Spring Break we require guests over the age of 2 to wear wristbands at all times. This is to ensure the facilities are reserved for the exclusive use of our paying guests. 

Guest wristbands are issued to all registered guests.  We will also issue a limited number of visitor wristbands. 

 


Parking:

Due to a full house and limited number of parking spaces, we do not allow visitor parking during Spring Break and major holidays with high occupancy. There is a strict “ONE CAR PER UNIT”. There will be NO visitor parking passes issued.
