Resort Requirements:

There is a 3 night minimum stay. Rates are listed per night. Below rates do not include the 12% tax.

Please add a one time departure cleaning charge of $80.00+tax (1 bedroom),  $95.00 (2 Bedroom) OR $125.00+tax (3 bedroom) to the above rates. 

A one bedroom suite can accommodate a maximum of 4 persons.
A two bedroom suite can accommodate a maximum of 6 persons.
A three bedroom suite can accommodate a maximum of 8 persons.


Deposit & Cancellation Policy

Guest Requirements:

Minimum rental age requirements for the responsible party is twenty-five (25) years of age. The responsible party must be present at the time of check-in and present in the unit throughout the duration of the stay. Must provide proper proof of age by way of a valid Driver's License or valid Passport and a valid credit card in their name. Must have signed Glad to Have You Contract on file in order to retain reservation.

The efficiency can accommodate a maximum of 2 persons. A one bedroom can accommodate a maximum of 4 persons, a two bedroom a maximum of 6 persons and a three bedroom a maximum of 8 persons.

Deposit & Cancellation Policy:

A 25% down payment is due at time of booking. A second down payment in the amount equal to 50% is due 90 days prior to arrival date. Remaining balance will be due 30 days prior to the scheduled arrival date. Please Note: Payments will be automatically taken on the date it is due with the credit card given at the time of booking. Changing units is considered a cancellation and all cancellation policies apply.

A $200.00 cancellation fee will apply to all reservations cancelled. If reservations are cancelled within 60 days prior to the scheduled arrival the funds will be refunded fully minus the $200 cancellation fee. If reservations are cancelled within 30 days of arrival date the funds of 50% will be refunded minus the $200 cancellation fee. Adding additional days are subject to availability. Changing units is considered a cancellation and all cancellation policies apply.

*In the event of a hurricane; Only under mandatory evacuations, funds are fully refundable. We highly recommend Trip Insurance. *

Check-In Information:

Check-in time is 3:00 pm. Check-out time is at 10:00 am. The Palm Bay Office is open daily from 9:00 am until 5:00 pm. Security is available after
hours for late arrivals and emergencies. The full remaining balance is due upon 30 days PRIOR to arrival. Once paid, there are no refunds for early departures. We gladly accept Visa, MasterCard or Discover. Personal Checks are not accepted. Check-in time is subject to change during peak seasons.

General Policies:

Pets are not permitted on property. Please contact the Front Office regarding required documentation for Service Animals. . Rates are subject to
change at any time.

Each unit is allowed parking for one vehicle only. Parking passes are issued at the time of check-in. Visitor parking may be available and guests must register with Front Desk. Visitor Passes are NOT available during Spring Break Weeks and Holiday Weeks. Towing is strictly enforced. Boats, Jet Skis, Motor Homes, Trailers, Motorcycles, Golf Carts and Commercial Vehicles are not allowed to be parked in the Palm Bay Club parking lots. Heavy remodeling in units will not be allowed during season or any Holiday, Saturday, or Sunday. This work is not to start before two weeks after Easter or before May 1st, whichever is later. The work must be completed by November 15th, except in the case of emergency.
